Yes, too many things to consider. But assuming your are already familiar with layer stacking, layer linking, extrusions, DTM, 3D mesh, hybrid symbols, and general 3D modeling...

For "a set of 3D buildings" like multi-unit housing, I've found it best to create 2D/3D *symbols* of each unit type, paste onto new document, then ungroup and add the building roofs. Don't mess with workgroup referencing for 3D buildings -- plural.

If you're just dealing with a detached garage and house, I would suggest simply separating by classes!

And don't forget your sheet menu which specifies layer and class views without affecting the entire drawing's visibility.
