Have sorted this by upgrading to 12.5 - perhaps it was a quirk in 12.0? Anyway thanks for your help.

Has anyone had a problem with holes through walls beneath windows and triangular holes beside doors? This only becomes obvious one you render but i cant seem to get rid of them. I am fairly new to 3D so may be missing something obvious...
